Are their any hidden fees when buying land from you?
Nope. I pride myself on full transparency. All fees associated with the purchase of each property are listed. Every property is subject to a $150 documentation fee that covers the cost of preparing and executing the land contracts and filing the deed. Each owner-finance contract incurs a low monthly note servicing fee in addition to estimated monthly taxes. I will itemize and review all fees with you prior to signing. 
How do I know if this is a safe way to purchase property?

I do this by purchasing properties directly from landowners who no longer have a vision for the property and are looking for a simple exit strategy. Can I make improvements to the land and/or live on it during the finance period?
You can make minor improvements to the land (items not requiring a permit) with approval. You cannot reside permanently on the property during the finance period, as the deed remains in my business name until it is paid off. However, you can use at your leisure, to include camping for 21-days every 6 months in accordance with county ordinance.
